We are writing to advise you that MPAC has recently issued thousands of supplementary and omitted assessments for industrial, commercial and investment properties throughout the province. These updated assessments capture changes to your property (real or perceived) and reflect MPAC’s opinion of physical (i.e., additions) or legal (i.e., zoning) changes that have occurred.
These updates usually result in you paying more tax and often these updated assessments extend beyond 2020 and can go back to 2019 and 2018 and result in retroactive tax bills.
Similar to your annual assessment from MPAC, these updates can be challenged and therefore should be reviewed to ensure you’re not leaving money on the table.
If the property in question has an existing or open appeal outstanding from prior years, the supplemental / omitted notice is “deemed” to be under appeal and no action is required.
The receipt and review of these updated Notices and tax bills is critical to stay on top of your taxes and ensure you do not miss out on appeal deadlines.
